Christies Professional Services provides an expert Property Evaluation Service. We provide two levels of service to prospective purchaser clients buying property in the local area either privately or through any other estate agent/intermediary.* ![]() 1 – Property Evaluation 2 – Property Evaluation plus Purchase Negotiation. Both service levels include our specialist Market Evaluation Reports. These are in marked contrast to traditional Building Society and Bank Valuations. Our Market Evaluation Reports are not just ‘a figure on a piece of paper’. They are prepared for you, not your mortgage lender. They are produced following a detailed consultation with you, the prospective buyer. The report is written with your property requirements taken fully into consideration. How else can you really value a property? Our Market Evaluation Reports enable offer negotiations to be conducted with confidence because the conclusions and guidance given is based not only on issues relating to the property but also on factors relevant to the purchaser client’s buying criteria. Our Assessors have been active in the local area since 1975. We have dealt with thousands of property transactions and therefore have very specific and detailed knowledge which is not available to a general Building or Valuation Surveyor who has to cover a much wider area. We provide our advice direct to our clients and are therefore independent of the limitations imposed by the mortgage valuation process. Our service is tailored to assist purchasers in reaching an accurate open market assessment of the value of a property. We have the benefit of literally hundreds of thousands of conversations with buyers and sellers in all types of scenario. We really understand the home buying mentality and the emotional processes involved. This enables us to more clearly understand a property’s real value to you and can back this up with our own personal database of properties seen and sold over a period of many decades. For this reason, should you choose us to act on your behalf our fees are not calculated in accordance with any discount that may be achieved. If we think a property is worth its asking price (or perhaps even more), we will tell you. We charge a straightforward fixed fee that takes no account of the eventually negotiated price. This further reinforces the validity of our Market Evaluation Reports and the advice they contain. They can be seen as ‘facilitators’ and ‘enablers’ rather than ‘obstacles’ – an accusation often made in the direction of Mortgage Valuations.
